LOCATION:                         West Side Elementary School

DEPARTMENT:                    Operations

REPORTS TO:                      Principal and Assistant Supervisor of Operations

SALARY:                              Unit III Salary Schedule (Twelve Month)

 

 

OVERVIEW OF POSITION:  The Head Custodian is responsible for providing and supervising custodial care and ensures that the building and grounds are clean, safe, secure, and well maintained.

 

QUALIFICATIONS:  Applicant should possess the following skills, knowledge and abilities in order to meet the minimum requirements for this position:

 

  • A demonstrated willingness to perform all aspects of the custodial position with a high degree of self-motivation.
  • Shall meet and exceed the minimum requirements established for a Custodian position.
  • A high school diploma or a GED.
  • Demonstrated ability to read, interpret, maintain and prepare written reports and records.
  • Ability to communicate effectively orally and in writing.
  • Minimum of three (3) years successful experience in the field of custodian services, plant maintenance, or other related services is preferred.
  • Demonstrated ability to supervise and motivate others.
  • Must be able to routinely lift objects such as student desks, chairs or boxes weighing up to 50 pounds.
  • Must be able to assist with lifting or moving objects over 50 pounds, such as teacher desks, furniture, equipment and file cabinets.
  • Must be able to climb a ladder in the performance of routine duties.
  • Must be able to perform work and routine maintenance on boilers and enter enclosed spaces without reservations.
  • Thorough knowledge of the cleaning, operation and preventive maintenance of buildings, including operation of heating ventilation, air conditioning systems and related control equipment.
  • General knowledge of tractors and mowing equipment, chippers, chain saws, etc.
  • Must be able to work cooperatively or independently with minimum supervision.
  • Demonstrated willingness to work with administration and support personnel.
  • Must be capable of performing the essential duties of the position with or without reasonable accommodations.
  • Regular on-time attendance.
  • Must be familiar with and able to monitor and control modern commercial HVAC systems.
  • Must be computer literate with experience in Microsoft Office, instant messaging, email, automated inventory control, etc.
  • Must be able to supervise, provide suggestions for improvement, provide positive reinforcement when warranted, observe, and evaluate employees assigned to the position and provide documented oral and written improvement plans for changing employee behavior

 

ESSENTIAL JOB FUNCTIONS:     

  • Operates and maintains cleaning machines, lawn equipment, snow-removal equipment, as well as a variety of hand tools.
  • Notes condition of facility and is responsible for security within the building and the grounds.
  • Ensures economical usage of fuel, water, and electricity.
  • Checks daily to ensure that all exit doors are open and all panic bolts are working properly during the hours of building occupancy.
  • Helps in the selection, assignment, scheduling, and training of members of the custodial staff.
  • Plans and oversees maintenance and repair work, maintaining a high standard of safety, cleanliness, and efficiency.
  • Monitors the time records of all custodial employees in the school and certifies them for salary payments.
  • Strives constantly to promote the safety, health, and comfort of the students and employees.
  • Assists in preventative maintenance programs and evaluation of custodial equipment for future use.
  • Trains building custodial staff in proper operation of new equipment assigned to their locations.
  • Maintains such personnel and other records as required.
  • Receives, sorts, and delivers incoming furniture, and materials to various departments.
  • Coordinates building maintenance, preventative maintenance, and equipment repair with the Maintenance Department and Operations Department.
  • Assists in performance of custodial tasks as needed.
  • Supervises personnel who sweep, mop, wax, polish floors; dust and wax furniture, wash windows, shades and walls; clean and dust cabinets and lockers; vacuum and shampoo carpets; remove snow and ice; miscellaneous cleaning as required. The care of the grounds includes lawn mowing, general care of shrubs, and care of play areas to provide a neat appearance.
  • Supervises and/or operates and/or maintains the heating system, plumbing, lighting, and all associated mechanical/electrical systems at the assigned school on a continuous basis. Makes minor repairs to buildings and furniture.
  • Ensures that the operation of all equipment is in accordance with state and local building codes, in a safe and efficient manner.
  • Organizes plans, assigns work, supervises, and evaluates the assigned personnel in the performance of their assigned duties.
  • Orders and/or stocks the necessary repair parts, fuel oil, custodial materials, and other miscellaneous supplies required for efficient plant operation and maintenance.
  • Obtains gasoline for mowers, snow blowers, etc., for the building and grounds.
  • Works with staff members, community groups, principals and teachers in administrative and other programs involving plant operations and maintenance.
  • Demonstrated willingness to work with administration and support personnel.
  • Performs other duties as assigned.

 

PREFERRED KNOWLEDGE, SKILLS AND EXPERIENCE:

  • A general aptitude for and ability to perform routine maintenance functions such as replacing electric plugs, flush valves, and leaky faucets.
  • Be able to utilize modern electronic forms of communication to complete the essential job functions.
